Condo Insurance
Protection for the Things Your Condo Association Doesn’t Cover
Condo ownership comes with unique responsibilities. While your HOA typically covers the building’s exterior and shared spaces, you’re responsible for everything inside your unit—and more. That’s why condo insurance is essential. It’s designed to protect your interior, belongings, and liability in ways other policies don’t.

What Condo Insurance (HO-6) Typically Covers
1. Your unit’s interior (“walls-in”)
Covers the parts of the condo you’re responsible for under your HOA/CC&Rs: interior walls, flooring, cabinets, countertops, built-ins, fixtures, and sometimes upgrades/remodeling.
2. Personal Property
Covers your stuff: furniture, clothing, electronics, kitchenware, etc.
Usually includes coverage for items whether they are at home or temporarily away (limits vary).
3. Personal Liability
Helps if someone is injured in your unit or you’re found responsible for damage/injury to others (legal defense + settlements up to the policy limit).
4. Medical Payments to Others
Smaller, no-fault coverage for minor injuries to guests (often used to avoid a liability claim).
5. Loss of Use (additional living expenses)
If your unit becomes unlivable due to a covered claim, helps pay for temporary housing, meals, etc.
6. Loss Assessment
Helps if the HOA levies an assessment on unit owners after a covered loss to shared areas (common after large claims when the master policy is short).
7. Optional / Important add-ons
- Water backup (sump/drain backup) — common condo claim driver.
- Scheduled personal property for valuables (jewelry, fine art, collectibles).
- Earthquake (separate policy in most cases, especially in CA).
- Flood (separate; typically through NFIP or private flood).
